Elevate.Money REIT I's Section 721 Exchange “UPREIT” program provides property owners (Landlords) with an alternative to selling their property. A Section 721 Exchange can provide substantial economic and tax deferral benefits to property owners when they contribute their property to REIT I's Operating Partnership (OP) and in return receive OP Units. These OP Units will preserve the deferral of capital gains taxes, earn a monthly dividend and will participate in capital appreciation. Owning OP Units eliminates management responsibilities and provides investment diversification in conjunction with the multi-property, SEC-qualified REIT I.

You contribute your $1.0M to $4.0M property with a NNN or NN lease. We're looking for 5+ years remaining on lease, and creditworthy national tenants – Investment grade or strong franchisee multi-unit operator and a 6.5% cap rate and higher.
In a Section 721 Exchange, a Seller contributes a property to our REIT in exchange for "Operating Partnership (OP) Units". OP Units have identical economic benefits as regular REIT shares, but preserve the deferral of capital gains tax consequences.
In turn, you receive monthly dividends from a diversified portfolio of properties without the management headache.

At the end of every year, our properties are appraised by third parties. The price of our OP Units and REIT shares are adjusted to reflect any value changes.
